Completed in 2004, The Vineyard in San Rafael is a 50-unit, 130,000 square foot, 13-building commercial condominium community adjacent to Highway 101. The ten-acre project includes single-story office, light industrial, and warehouse suites, all in an attractive, heavily landscaped campus with a fountain, picnic areas, entry trellises and other amenities. A vineyard announces the project along its frontage and is visible from the freeway.
The bar was set high by the City of San Rafael, which wanted a high-end project for this gateway site, but also set many challenging design and density standards. Keenan Lovewell was able to attract an eclectic community of owners, including attorneys, insurance agents, mortgage brokers, a sound studio, a painting contractor, wooden floor wholesaler, antique importer, a warehouse, and a variety of other professional and light industrial uses. The property was sold out in 18 months from completion!
As a former Fairchild Semiconductor plant, the property required clean-up of both groundwater and soil. Keenan Lovewell was able to cooperate with the EPA, the City of San Rafael, Fairchild,and the other agencies, consultants, and interest groups to entitle and construct The Vineyard.
In 2006 the North Bay Business journal selected The Vineyard as ‘Best New Industrial Project’ in the North Bay.
This commercial condominium campus features 38 separate office suites in eight single-story buildings in a bucolic, vineyard setting. Completed in 2006, buyers include attorneys, accountants, professional associations, architects, software companies, insurance agents, a television personality, real estate investors, and other professionals. Two of the suites are occupied by a coffee house and a sushi café.
The campus features entry gates, a grand boulevard, plentiful parking, trellises, and an attractive picnic area surrounded by a vineyard.
The site was previously an industrial site and is part of an EPA Superfund area. Keenan Lovewell Ventures was able to cooperate with the EPA, the City, and other agencies, as well as Responsible Parties and various consultants, to successfully reclaim and redevelop the property.
